往事随风-罢免屋主协会(HOA)主席
十二年前，我们在南加州买了个属于破产屋的康斗。买后发现屋顶漏水，但屋顶的修理是屋主协会(HOA)负责，我们去电话找管理公司多次，但一直没有来修理。后来管理公司经理说，所有修理，都要先经HOA主席同意才行。又去找主席，是个老墨，告知现在HOA没有钱修屋顶，你先等着吧。一直等到雨季来临时还没有动静，只好自己找人修了。另外公共区的一树杆已经长到我们的屋檐下，几次叫管理公司来砍树枝，但半年过去了也没人管。管理公司和HOA的不作为真让人气愤。
我们这个康斗是出租房，每次过去见到邻居都会聊几句。一年后，跟周围邻居屋主熟了，才知道管理公司是HOA主席几年前找的，和主席沆瀣一气，主席家院子栏杆，阳台和屋顶都是管理公司用HOA钱修的，其它家要修没门。HOA的账一直是乱七八糟，管理公司几乎没给屋主们看过账目。大多数屋主对主席及管理公司都有意见，怀疑主席和管理公司经理几年来搞了HOA不少钱。我们单元左边是一户墨西哥人，因修理的事跟主席吵了多次，有次几乎要动手，警察都来了。右边是一家越南人，他虽然是HOA副主席，但主席及管理公司经理根本不听他的。监于这种大多数屋主不满意主席及管理公司情况，我问左右两户为什么不撤换主席及管理公司，他们说没有人来牵头干。我仔细读了HOA的Bylaw，知道这事能成。按照Bylaw, 只要一半以上的屋主同意，召开特别会议，就可以罢免主席，选出新的董事会，进而解聘管理公司。HOA一共有30个屋主，12个亚裔(10个华人，1个日本人，1个越南人)，4个白人，其它都是墨裔14人。经了解，亚裔都希望换人做，老墨也至少是一半以上想换人做，看来半数没有问题。我起草了一份召开屋主特别会议，罢免主席和董事会的文件，在那几天的下班后挨家挨户找屋主签字，最后有18人签了字，华人有一人没签，他房子在出租，人在中国国内。我们随后找了一家新的管理公司，他们同意帮我们做特别会议记录，罢免成功后做我们的管理公司。
那天会议在隔壁老墨车库举行，共20人出席，签字的18人来了17个，另3位是跟主席关系好的2老墨，一白人。罢免投票时，那跟主席好的两老墨反对，白人弃权，其他签过字的17人全部同意，人数过半(16人以上)，罢免成功。随后，在会议上选举5人董事会成员(Board member), 再由董事会成员产生了新的主席，主席我推荐了越南人。越南人很认真，跟新的管理公司让社区的管理从此走上了正轨。
我们常常在网上看到很多埋怨HOA及管理公司的屋主留言，与其埋怨，还不如多多参与到HOA管理中去，HOA是所有屋主的，它的运作好坏直接关系到每个屋主的利益。最近看到佛州全美最大的HOA(有2万多户)主席竞贪污了两百多万，那可都是屋主们每月上交的管理费啊。我们早期投资时买过几个有HOA的房子，我们在那几个HOA都是董事会成员, 从主席，付主席，财务及秘书都干过，经验是，买到有HOA房子后，应该去争取做至少一年的董事会成员, 这样既能熟悉HOA的运作，也能混个脸熟，方便办事及监督。我有个做大餐馆生意并拥其物业的朋友，就是在做HOA董事会成员后，发现收他餐馆水费方法不对，虽在会议上多次提出，HOA并没处理，他于是去小额法庭告，从HOA拿回了那些年多交的8千多水费，由此屋主参与HOA运作重要性不言而喻。

One thing about Nike is their sizes are always really close. Very comfortable shoes. Bought a cheapy pair of shoes in between last Nikes and latest Nikes and it is true that you get what you pay for at least when dealing with Nike.

when I receive them, they had a great feel to them, and look pretty legit. I connected them to my iPhone and I had no problems with it showed that they were authentic. Only problem there was is that the quality of the audio isn’t really the best but I did find a way to fix it. In conclusion, I would 100% recommend this product.

So I ordered 3 pairs of these AirPod Pro’s.. 1 for myself 1 for each of my children. We love them, they’re loud, the noise canceling is amazing. They connected to my phone right away. I have no real complaints. My only issue is how sensitive they are to touch but that’s normal. Touch the wrong one it ends your call. So no complaints, 5 stars. I will also be posting a TikTok review

The bracelet is good, however don’t wear in water. I read a review on here that said she had worn the bracket for a month at all times with no fading, that was not the case for me. I have had this bracelet on for the past 2-3 months and it is now at the point that it being fake is distinguishable as it has faded at certain points. (Look at the 4 points on the clover in the photos, they are now a bronze color). That being said however, if you don’t wear in water I think it will stay phenomenal for a long time. It looks just like the exact thing, I compared to my friends. Only difference is the links between the clovers are slightly slimmer and the bracelet over all is lighter, however nobody will notice that when the bracelet is on wrist.
